This page contains information, hints and suggestion about finding and renting property in Portugal. These are for general guidance.
Each advertiser will have their own booking terms and conditions - you should receive written confirmation of these before you pay a deposit.
Search the squaremetres website to find a property
Use our Rental Properties Search page to find holiday accommodation. Adverts on our website display both the number of bedrooms and the number of people that the property will accommodate.
Adverts showing the squaremetres Owner's Advert logo are placed by the owner and you will deal directly with them.
Adverts placed by an agency or other professional company will carry that company's logo and they will handle all enquiries and bookings.
Keep a note of the reference numbers of properties that you like so you can find them again quickly using the property reference box on the Rental Properties Search page.
Receive more information about a property
Once you click through to the full details of a property, you will see how you can contact the advertiser to ask about that property.
Email: We have provided a form for email contact - this appears when you click the "Email Advertiser" button . The boxes marked * are required information, the other boxes are optional. Owners may not check their emails on a daily basis, so there could be a delay in receiving a response from adverts carrying the squaremetres owner's advert logo. If you are looking for a last minute booking, or if you haven't heard within a few days, we would suggest that you give the advertiser a call.
Telephone: Most advertisers will include the appropriate country code for their phone numbers in their advert.
- To make international calls to:
- Portugal, Madeira and the Azores - prefix the number with the International Dialling Code and 351. If you are phoning from the UK, you will dial 00 351 + the number.
- Cape Verde - prefix the number with the International Dialling Code and 238. If you are phoning from the UK, you will dial 00 238 + the number.
- UK - prefix the number with the International Dialling Code and 44, and drop the first 0 from the number (ie 01234 123456 becomes + 44 1234 123456).
Making a booking
Booking terms will vary and each advertiser should confirm their own terms and conditions in writing. Generally:
- you will be asked to pay a deposit to secure your booking. This is usually about 10-15% of the total price.
- when the deposit has been received, the advertiser will send you a receipt and written confirmation of your dates (either by letter or email).
- the balance is due 8 weeks before the start date. Once the balance has been received you will be given the property's full address and the access arrangements.
- some advertisers require a breakage deposit which is refunded shortly after the end of the rental period. If the price does not include charges for services (gas, electricity, phone, etc) these will be calculated and charged at the end of the rental period. Other arrangements may be made for long lets.
Payment
Generally advertisers will accept cheques or bank transfers. Payment is usually expected to be made in the same currency as the prices shown in the advert - should you need to transfer monies in a currency other than British Pounds(£) - click here to get a better currency exchange rate than those offered by High Street banks and have the money transferred directly to the owner.
Accessing the property
Once you have paid the full balance, the advertiser will send you the full address of the property and directions.
Access arrangements vary, eg:
- the advertiser or their local representative will meet you at the property. If you haven't been given a contact number ask for one - then you can get in touch if you have problems finding the property or if you are delayed.
- the key may be sent to you.
- you will be given directions to pick up the key locally.
Cancellation
Cancellation terms should be confirmed in writing by the advertiser when you make a booking. We recommend that you have read these before you pay the deposit. Usually:
- deposits are not refundable
- the amount of any refund will depend on how close to the reserved dates the cancellation is made.
Complaints
On the rare occasion that there is a problem at the property, contact the advertiser or their local representative quickly. They probably won't be aware of the problem and will want to resolve it as soon as possible so that you can enjoy your holiday.
